Rio Vista Apartments along the Miami River brings a much needed 140 residential units to the area, featuring a roof terrace with downtown Miami views, and a pool and spa overlooking Historic Lummus Park. The design is strongly hinged on its relatability to the neighborhood and is unique with the addition of Townhouse units along the ground floor to continue the neighborhoods historic pedestrian experience with porches, stoops and double columns. The 2 to 3 story townhouse units facing the street are set back to create a plaza space for public use continuing the surrounding context throughout the project. Located across from Lummus Park, one of the first neighborhoods in Miami with deep architectural heritage, Rio Vista takes influence from the vernacular southern pine wood framed structures. The Art facade screen mimics the tonality and craftsmanship of the time to create a modern interpretation that is functional and timeless. Its townhouse liners reinforce the construction style of the area and echo the wood elements of the neighborhood and park.
